As a landlord, you might have tenant turnovers every now and then. If this is the case, then you could wonder what you should be doing in-between tenants. Of course, this varies based on a few things, but these are some of the main tasks that you may want to do after one tenant moves out but before another tenant moves in.
1. Make Necessary Repairs
The last tenant who lived in your property might have caused some damage to the rental. Even if this is not the case, time and wear and tear might have caused some leaks or other damage to the property. Before you even start showing the property to potential tenants, it's a good idea to go ahead and make any repairs that need to be made. These are a few reasons why now is a good time to make repairs:
- Ensure the unit is appealing to those who come and look at it
- Ensure that you aren't violating any landlord and tenant laws by making necessary repairs before someone moves in
- Prevent damage from getting worse and costing you more money in the future (for example, repairing a simple plumbing leak can be a fast and easy fix and can prevent a ton of money loss in property damage)
- Get the job done when there are no tenants in the property, making things easier and more convenient for you and preventing you from inconveniencing future tenants
2. Paint the Walls
Even though you might not have to paint the walls in between every tenant, doing so can be a good idea. In smaller units, this shouldn't cost much, and in higher-end units, it can be just the extra touch that you need in order to find tenants who are willing and able to pay higher amounts in rent. By painting the walls, you can ensure that the unit looks and smells fresh when tenants come and tour it and when they move in.
3. Clean it Up
It is important to make sure that your rental unit is completely spotless in-between tenants. After all, your new tenants probably don't want to deal with the last tenant's mess. Ideally, the last tenant should have done a good job of cleaning the place beforehand, but taking the time to go back over everything to ensure that the unit is clean is a nice touch that new tenants are sure to appreciate.
